A warm shell finish still offers a lot of room for customization but comes fitted with lighting, plumbing, outlets, a sprinkler system, restrooms, a ceiling, and HVAC. This finish is sometimes referred to as white shell or white box. This is because the walls have not been painted so it ends up looking like, you guessed it, a white box.
This may seem like a “basic” finish, but it covers a huge step in the construction process while still giving tenants room to be creative in what they need. A white box finish is not ready for tenants to move in, giving them a good baseline of what they will need to do to stay up to code in terms of safety and accessibility.
Unlike the other two finishes, a fully built-out space is equipped with all of the necessary features and is ready for immediate move-in. The walls are painted, fixtures are installed, and all you need to do is add your decor and branding!
