What’s Included In a White Box Finish?

A white box finish is more than just the “bare bones” of a space. Sure, it hasn’t been completely modified with tenant specifications yet, but a lot of work goes into preparing it for that stage. A complete white box finish includes exterior walls, windows and doors, roofing, HVAC, concrete floor, restrooms, hot water, fire protection, standard electrical, and any accessibility requirements such as an elevator or staircase.

 

Do keep in mind that a white box finish is NOT ready for tenants to move in. This gives them a good baseline of things they will need with everything up to code in terms of safety and accessibility. It is up to the tenant to work alongside their landlord to make the improvements necessary for their business.

Other Types of “Box” Finishes

  • Grey Box/Cold Shell: an unfinished commercial space with unfinished floors, bare studded walls, no plumbing or electrical, little or no HVAC or sprinkler systems.
  • Warm Grey Box: HVAC is required for electrical and plumbing systems, but there is no lighting.
  • Cold Grey Box: Does not have permanent HVAC, unfinished walls and floors. This is as bare as the space can be.
