Major Phases of Home Construction

Building a custom home is a huge project that involves careful planning, skilled craftsmanship, and close attention to detail. From creating a budget and obtaining permits to final inspections and closing walkthroughs, each phase of the construction process must happen in the correct order to ensure your home is built to last.

Let’s explore the different phases of construction and the intricate steps involved so you can better understand what goes into building your dream home!

Phase 1: Planning and Permits

The foundation of any successful home construction project actually lies in the planning stage. Phase one of any construction project allows homeowners to work closely with designers or architects to design the home. This includes creating blueprints, establishing a budget, and selecting materials. Additionally, any permits needed should be obtained at this time so your project complies with your city’s building codes and regulations.

Phase 2: Laying the Foundation

With plans in hand and permits secured, it’s time to break ground. The foundation is the literal and metaphorical base of your home, as it is crucial for the stability and structural integrity of the home. Your construction team will excavate the site, pour concrete, and install the foundational elements. During this phase, your basement will be constructed and framed if you decide to include one in your build.

Phase 3: Framing Your Home

Next comes the framing phase. At this point walls, windows, and doorways start to take shape. Typically, contractors use wood or steel frames to form the bones of each room and establish the overall structure. The frame for your roof will also be constructed at this time, and house wrap will be placed on the exterior to prevent moisture from getting in.

Phase 4: HVAC, Plumbing, and Electrical

After building the frame, it’s time to shift focus to the inside of your home. In order for your house to be comfortable and functional, it will need to be equipped with the necessary utilities like plumbing, electrical, and HVAC. Once these major systems are installed, you can expect the first round of inspections to take place before moving on to the next step.

Phase 5: Insulation and Drywall

Insulation and drywall installation come next. Whether it’s in the walls, ceilings, or floors, insulation is critical for controlling your home’s climate and improving energy efficiency. There are many different types of insulation you can choose from but the most common types include fiberglass, foam, and blanket insulation. The application of drywall is the last step before your house begins to look like a finished home.

Phase 6: Interior and Exterior Finishes

What’s next is arguably the most exciting phase of the construction process. Final interior touches like paint, flooring, light fixtures, doors, countertops, and cabinets will be installed and you can truly begin to see your vision come to life. Exterior features like driveways, patios, and landscaping are also completed at this stage leaving your new home almost move-in ready.

Phase 7: Final Inspection and Walkthrough

Once construction is officially complete, a final inspection and walk-through is conducted to ensure that every aspect of your home meets building codes and safety standards. This also gives you a chance to take a look and address any concerns with your builder if the finished product does not align with your expectations.
